We’ll visit different areas, check out properties that match your needs, and I’ll help you make sense of the local market. I’m no real estate agent—I don’t sell houses—but I live here, I know the dynamics, and, most importantly, I have the right connections.

It’s a fully-inclusive day: private transport, a delicious local lunch (the kind you’ll remember), and time to explore some of the most beautiful corners of this area—places you might want to live in, or just fall a little bit in love with along the way. From Val d’Orcia villages to Montepulciano and the surrounding countryside, it’s all part of the experience—with a licensed guide by your side the whole time.

I’ll pre-select a few solid options, send you a shortlist to review, and during the tour we’ll visit the ones that make the most sense for you, depending on your priorities and the time available.

From Listings to Landscapes
The tour itself is completely personalized—built around the properties you want to see. That means the route, the stops, and even the pace of the day will depend on what we’ve selected together. We might spend more time in one area, cross through others just to get a feel for them, or add in places you hadn’t considered yet. No fixed script, no pre-packaged route—just a day shaped around your search.
Seeing the Bigger Picture
Along the way, we’ll stop in places of interest—villages, viewpoints, or whatever makes sense based on the itinerary. There’s always time to take photos, get a feel for the atmosphere, and talk about what life is actually like in each area. It’s not just about the houses—it’s about the context around them.
Pretty Place, Functional Place
Living here means I don’t just know the pretty places—I also know what’s around them. During the tour, I’ll help you understand how each area works in practice: where the shops are, how far the nearest pharmacy or supermarket is, whether there’s a bigger town nearby with more services. Everyone has different needs—some are happy to be in the middle of the countryside and drive 15 minutes for groceries, others want everything within walking distance. I’ll help you figure out what fits your lifestyle, not just your wishlist.

The house-hunting tour can also be part of a longer stay. If you’re spending several days here, I can arrange your accommodation and help you build a personalised itinerary that combines property visits with everything else this area has to offer—good food, local experiences, time to explore at your own pace.
And if you’d rather not spend hours figuring it all out, I can take care of the entire stay for you—from logistics to ideas, all tailored around your needs.
